Home Remodeling in Woodstock, GA, From the Bath to the Whole House

At ZenDev Home Builders & Remodelers, one in-house team draws and prices your Woodstock bath, kitchen or whole-house remodel at the same table, and your budget shapes the plan from the first meeting.

You love where you live. Let's make your Woodstock house work for the way you live now.

ZenDev Remodeling is the right choice for Woodstock.

Woodstock is an old railroad town with a young housing stock. The tracks arrived in 1879, yet nearly three in four of today's homes were built in 2000 or later, according to Census estimates, as the city's population more than doubled between 2000 and 2010.

About one home in six is a townhome or other attached single-family house. In those homes, a remodel usually stays inside the existing footprint: the bathrooms, the kitchen, the flooring and the systems behind the drywall.

A 20-year-old house in a subdivision and an older house near downtown need different plans. Either one can end up fitting your household today, and neither means moving.

Even when a project starts in one room, we look at how the whole house works.

A jetted tub that hogs the primary bath, beside a shower you can barely turn around in. Builder-grade vanities whose doors no longer close. A kitchen island that can't handle homework and dinner at once. None of that means you picked the wrong house. It was finished for a buyer the builder imagined, not for how your household runs.

When the drawings come first and the price comes later, a plan you love can stall the day the number arrives. Home remodeling in Woodstock can give you a primary bath with room to move and a kitchen island that handles homework and dinner, without leaving the street you chose.

Tell us which room bothers you most. We'll sketch it and price it in the same meetings. Then the people who drew it build it.

Remodeling and Renovation Services

If you can dream it, we can build it.

Whether it's one room or the whole house, we're glad to talk it through. Here's where most of our remodeling conversations start.

Whole-Home Renovations

Renovate most or all of the house as one project, with design and pricing worked out together.

Home Additions

Add the space your family needs, designed as part of the house you already have.

Interior and Exterior Renovations

Rework floor plans, rebuild large parts of the interior, and improve how the outside of the home looks and holds up. That includes bathroom remodels, from a refreshed hall bath to a full primary suite.

Kitchen and Living-Area Reconfigurations

Open up or rework the rooms where your family cooks, eats, and gathers.

Performance Upgrades

Better comfort, efficiency, and air quality through insulation, air sealing, and mechanical upgrades.

Remodel or Build New?

We build custom homes too, so we can give you a candid view of which one makes more sense for you.

What to Know before you Remodel

For a Woodstock home

For a bathroom remodel in Woodstock, we can rework a tired hall bath or replace the oversized tub in a primary bath with a walk-in shower.

We also take on kitchen remodels, whole-home renovations, additions and exterior updates. Whether it's one room or the whole house, we're glad to talk it through.

Since so many Woodstock homes are about 20 years old, we can fold insulation, air sealing and new heating and cooling equipment into the same project. In a townhome, we plan the work around shared walls and any HOA approvals. If you can dream it, we can build it.

Remodel or Rebuild?

ZenDev Home Builders & Remodelers, a Georgia-licensed general contractor (GCCO009857), handles both remodels and new homes and puts architecture, estimating and construction under one roof.

With most Woodstock homes built since 2000, updating usually makes more sense than starting over. An older house on a downtown lot can be a closer call.

Because we also work as custom house builders in Woodstock, we can price a new home on your lot alongside the remodel, and you decide with both numbers in hand. If a new house is on the table downtown, the city's Historic Overlay requires new buildings there to follow one of five architectural styles, from Craftsman to Gothic Revival.

Permitting Requirements

Early in design, we confirm which office issues your permit, so approvals are scheduled, not sprung on you. Your mailing address alone won't tell you. In 2020 Census mapping, about three-quarters of the land in ZIP code 30188 and more than four-fifths of 30189 lie in unincorporated Cherokee County. The city's "Do I Live in the City" map settles it for your address.

Inside city limits, the Building & Safety Division reviews plans for alterations and additions, and permits can be filed online. The city asks for two sets of building and site plans with a detailed scope of work, plus separate electrical, plumbing and HVAC permits. Townhomes and other attached single-family homes also need a Fire Department review application.

Outside the city, Cherokee County's Development Service Center lists kitchen and bathroom remodeling and room additions among the work that needs a permit. Additions also need a house location plan, such as a survey or plat, and homes on septic start with Environmental Health.

Downtown parcels in the Historic Overlay come with design rules, such as exterior walls of brick, horizontal fiber-cement siding, natural wood or stone, roof overhangs of at least 18 inches and no flat roofs. We check how they apply before an addition is drawn.

When a remodel is designed first and priced later, you find out too late that the budget doesn't work.

ZenDev Home Builders & Remodelers is a licensed general contractor and homebuilder with architecture, estimating, and construction under one roof. Design and pricing evolve together from the first meeting, so cost shapes the design from the start.

It's the same discipline we use on every custom home we build.

Remodeling Questions Our Clients Ask

  • Do you take on small remodeling jobs or handyman work?

We're glad to talk through remodeling projects of every size. Even when a project starts in one room, we look at how the whole house works.

  • Is it better to remodel or rebuild?

It depends on the house, the lot, and what you need it to do. Because we build custom homes and also remodel, we can give you a candid view of both. Sometimes the right home is the one you already own.

  • Is design-build worth it compared with hiring separately?

When a remodel is designed first and priced later, you can end up with a plan the budget can't cover. With architecture, estimating, and construction under one roof, we price the design as it develops.

  • Who designs a home addition?

We do. ZenDev Home Builders and Remodelers has architectural, estimating, and construction experience in-house, so the addition is designed as part of the house you already have.

  • Can you make an older home more energy efficient during a remodel?

Yes. When the walls are already open, it's often the right time to address an older home's insulation, air sealing, and mechanical systems, which improves comfort, efficiency, and air quality.

  • How much does a whole-home renovation cost in greater Atlanta?

It depends on the scope. Because design and pricing evolve together, you see what your choices cost while the plan can still change.
