If you’re about to spend this much on a home, you deserve clear, direct answers. These are the questions people actually ask us, answered in plain English.

How much does a ZenDev home cost?
It depends on where you build, what you build, and which VitalSecure tier you choose. For planning purposes, Essentials VitalSecure custom homes typically start around $450/sf, and Signature VitalSecure homes start around $600/sf [to be verified before publishing]. Community homes are priced per plan.
In your first consultation, we’ll give you a real range for your project—not a marketing number.
Why does a VitalSecure home cost more than a code‑built home?
Over thirty years, it usually doesn’t. A code‑minimum home can cost roughly $3,000–$6,000 more per year to operate than a VitalSecure home. Over thirty years, that’s $90,000–$180,000 you hand to the utility company.
The additional cost at construction is generally less than that – often a fraction. You’re not simply spending more; you’re changing where the money goes, and keeping most of it.
Do you offer financing?
We don’t lend directly. We work with several construction lenders familiar with VitalSecure specs. After your consultation, we can introduce you to lenders who are a good fit for your project.
How long does it take to build a home with you?
Custom homes typically run 8–14 months from contract to keys, depending on complexity, size, and jurisdiction. Community homes are usually faster because the plans and permits are already worked out.
We’ll give you a week‑by‑week schedule before we break ground.
Do I have to use your plans?
No. We’ll build to your architect’s plans, we can design a new one with Chris, or you can adapt one of ours from the Plans Gallery. It’s your choice.
Can I build on my own lot?
Yes—that’s most of our custom work. Before we commit to a project, we’ll do a feasibility pass on your lot so you’re not surprised later.
Are ZenDev homes off‑grid?
Signature‑tier homes are off‑grid capable. That means they can run critical loads—refrigeration, lighting, internet, HVAC comfort—on solar and battery if the grid fails.
True permanent off‑grid living is a different scope. We can design for it, and several of our plans support it, but it’s a specific conversation.
What if I don’t want solar or batteries?
Then we don’t include them. Every home we build is solar‑ready—the roof structure, wiring, and panel space are planned for it—but you can add panels and batteries now, later, or never. That’s your call.
Do you build smaller homes?
Yes. Our current plan library starts around 1,800 square feet. We’ve designed and built smaller in the past, and will again. If you’re interested in a smaller footprint, we’re happy to talk about it.
How long has ZenDev Homes been building?
ZenDev Homes is a new brand, launched in 2026. The team behind it isn’t new.
Bernard has 25 years in the industry. Chris has a completed portfolio of homes from his own architectural practice.
The experience is deep; the company is intentional.
Are you licensed and insured?
Yes. Georgia GC License # GCCO009810. General liability and workers’ compensation are in place. We’re happy to send certificates before contract.
Can I talk to past clients?
Yes. We’ll connect you with owners of homes Chris designed and built under his prior practice, and with homeowners who’ve chosen to share their experience with Zen Dev.
For projects under current contract, we’ll introduce you to homeowners at their discretion.
