You love where you live. Let's make your Marietta house work for the way you live now.

ZenDev Remodeling is the right choice for Marietta.

Marietta's homes cover a long stretch of history. Census estimates put the city's median year built at 1987, so the typical house here is close to 40 years old. About one in three homes went up before 1980, and the 1980s alone account for roughly one in four, more than any other decade.

Near Marietta Square, three local historic districts protect much older houses, from the Georgian and Queen Anne homes of Church Cherokee Streets to the bungalows of Forest Hills.

Every era leaves its own to-do list. In an older house, that can mean a kitchen sized for another century, or wiring and plumbing patched more than once. In a 1980s or '90s house, it might be a dated kitchen and primary bath, or heating and cooling equipment nearing replacement age. Either way, remodeling lets you keep the address and the neighbors you chose. Instead of rearranging your life around the house, you get a house arranged around your life.

Even when a project starts in one room, we look at how the whole house works.

A kitchen too small for everyone who ends up in it. A bathroom that hasn't changed since the house was built. A layout that never quite worked. If you've lived with those for years, it isn't because you're hard to please. The house has outlasted the life it was designed around.

A remodel that's designed first and priced later can leave you holding drawings you can't move forward with. Home remodeling in Marietta is a chance to keep what you love about the house and the street, and fix what you don't.

Walk us through the rooms that frustrate you. We'll work out the design and the price side by side. Then the team that planned it builds it.

Remodeling and Renovation Services

If you can dream it, we can build it.

Whether it's one room or the whole house, we're glad to talk it through. Here's where most of our remodeling conversations start.

Whole-Home Renovations

Renovate most or all of the house as one project, with design and pricing worked out together.

Home Additions

Add the space your family needs, designed as part of the house you already have.

Interior and Exterior Renovations

Rework floor plans, rebuild large parts of the interior, and improve how the outside of the home looks and holds up. That includes bathroom remodels, from a refreshed hall bath to a full primary suite.

Kitchen and Living-Area Reconfigurations

Open up or rework the rooms where your family cooks, eats, and gathers.

Performance Upgrades

Better comfort, efficiency, and air quality through insulation, air sealing, and mechanical upgrades.

Remodel or Build New?

We build custom homes too, so we can give you a candid view of which one makes more sense for you.

What to Know before you Remodel

For a Marietta home

In Marietta, we take on kitchen remodels, bathroom remodels from a hall bath to a full primary suite, whole-home renovations, and additions for a bedroom, an office or family space.

In older houses, we can also improve insulation, air sealing and heating and cooling while the walls are open. In 1980s and '90s homes, we can open up the main floor and bring original kitchens and baths up to date.

Whether it's one room or the whole house, we're glad to talk it through. If you can dream it, we can build it.

Remodel or Rebuild?

ZenDev Home Builders & Remodelers is both a custom homebuilder and a licensed general contractor, license GCCO009857, with architecture, estimating and construction under one roof. That matters when a Marietta house needs more than a refresh.

Sometimes the right answer is a careful remodel or an addition that keeps a house you love. Sometimes, on the right lot, starting over with us as your custom home builder in Marietta is the better investment.

Because we build both, we can design and price each path with you, and you choose. In a local historic district, even a plan to demolish goes through review, one more reason to weigh both options early.

Permitting Requirements

We confirm early which office and which reviews apply to your address, so approvals are on the schedule from day one, not discovered halfway through. That isn't always obvious here, because a Marietta mailing address often means unincorporated Cobb County, not the City of Marietta. In each of the 30008, 30060, 30062, 30064, 30066, 30067 and 30068 ZIP codes, most of the land lies outside city limits. That includes East Cobb, where voters chose not to become a city in 2022. Outside city limits, Cobb County Community Development issues residential permits: a renovation permit for interior work like a kitchen or bath remodel, and separate checklists for additions and basement finishes. The county's address search shows which side of the line you're on.

Inside city limits, permits come from the City of Marietta's Building Inspections division, and every application and set of plans goes in online through the city's SagesGov portal. The city's list of projects that need a permit holds a few surprises, like window replacements, kitchen cabinet upgrades and tub or shower replacements.

If your home is in one of Marietta's three local historic districts (Kennesaw Avenue, Church Cherokee Streets or Forest Hills), exterior changes visible from the street, such as an addition, a second story or a new porch, also need a Historic Preservation Commission review and its certificate of appropriateness. Interior work and paint colors aren't reviewed.

When a remodel is designed first and priced later, you find out too late that the budget doesn't work.

ZenDev Home Builders & Remodelers is a licensed general contractor and homebuilder with architecture, estimating, and construction under one roof. Design and pricing evolve together from the first meeting, so cost shapes the design from the start.

It's the same discipline we use on every custom home we build.

Remodeling Questions Our Clients Ask

  • Do you take on small remodeling jobs or handyman work?

We're glad to talk through remodeling projects of every size. Even when a project starts in one room, we look at how the whole house works.

  • Is it better to remodel or rebuild?

It depends on the house, the lot, and what you need it to do. Because we build custom homes and also remodel, we can give you a candid view of both. Sometimes the right home is the one you already own.

  • Is design-build worth it compared with hiring separately?

When a remodel is designed first and priced later, you can end up with a plan the budget can't cover. With architecture, estimating, and construction under one roof, we price the design as it develops.

  • Who designs a home addition?

We do. ZenDev Home Builders and Remodelers has architectural, estimating, and construction experience in-house, so the addition is designed as part of the house you already have.

  • Can you make an older home more energy efficient during a remodel?

Yes. When the walls are already open, it's often the right time to address an older home's insulation, air sealing, and mechanical systems, which improves comfort, efficiency, and air quality.

  • How much does a whole-home renovation cost in greater Atlanta?

It depends on the scope. Because design and pricing evolve together, you see what your choices cost while the plan can still change.
