You love where you live. Let's make your Cherokee County house work for the way you live now.

ZenDev Remodeling is the right choice for Cherokee County.

Cherokee County's housing is young and mostly detached. Census estimates show 79 percent of homes are single-family detached and roughly half date from 2000 or later. More than three-quarters of households own their homes.

Plenty of Cherokee addresses sit outside city limits. The county issues permits for unincorporated areas and Waleska. Canton, Woodstock and Ball Ground run their own permit offices. So the same remodel can follow different steps a few miles apart.

Even when a project starts in one room, we look at how the whole house works.

A shower stall sized for a starter home. Laminate counters peeling at the seams. A laundry squeezed into a hallway closet. You're not being picky. Many homes here went up in 2000 or later for whoever bought them first, not for how you live now.

When the price shows up long after the design is set, a good remodel can stall. Home remodeling in Cherokee County can give you a walk-in shower and a kitchen with real work space. You stay in the community you already call home.

Tell us what to fix first. We draw and price it in step. The people who drew it handle the build.

Remodeling and Renovation Services

If you can dream it, we can build it.

Whether it's one room or the whole house, we're glad to talk it through. Here's where most of our remodeling conversations start.

Whole-Home Renovations

Renovate most or all of the house as one project, with design and pricing worked out together.

Home Additions

Add the space your family needs, designed as part of the house you already have.

Interior and Exterior Renovations

Rework floor plans, rebuild large parts of the interior, and improve how the outside of the home looks and holds up. That includes bathroom remodels, from a refreshed hall bath to a full primary suite.

Kitchen and Living-Area Reconfigurations

Open up or rework the rooms where your family cooks, eats, and gathers.

Performance Upgrades

Better comfort, efficiency, and air quality through insulation, air sealing, and mechanical upgrades.

Remodel or Build New?

We build custom homes too, so we can give you a candid view of which one makes more sense for you.

What to Know before you Remodel

For a Cherokee County home

A bathroom remodel is where many Cherokee projects begin. Often it trades a cramped shower or dated tub for a layout that fits.

We also remodel kitchens, build additions, update exteriors and renovate entire houses. Whether it's one room or the whole house, we're glad to talk it through.

At about 25 years old, many of these homes are due for a replacement furnace or heat pump. If you can dream it, we can build it.

Remodel or Rebuild?

ZenDev Home Builders & Remodelers is licensed as a Georgia general contractor. We plan remodels and build new homes. So we can weigh both on one property.

A 2000s house usually earns a remodel. A small older house on a larger rural lot may be worth pricing as a rebuild.

Our team is also your custom home builder in Cherokee County. So you see both numbers from the same team before you choose.

Permitting Requirements

We confirm who issues your permit at the start of design, so nothing stalls once the plan is set. In unincorporated Cherokee County and Waleska, the county's Development Service Center issues permits. Its residential permit list names kitchen and bath renovations and additions.

For county additions, plan on a survey or plat showing where the house sits. Homes on septic go through Environmental Health before anything else. Inside Canton, Woodstock or Ball Ground, the city's own office reviews the work.

When a remodel is designed first and priced later, you find out too late that the budget doesn't work.

ZenDev Home Builders & Remodelers is a licensed general contractor and homebuilder with architecture, estimating, and construction under one roof. Design and pricing evolve together from the first meeting, so cost shapes the design from the start.

It's the same discipline we use on every custom home we build.

Remodeling Questions Our Clients Ask

  • Do you take on small remodeling jobs or handyman work?

We're glad to talk through remodeling projects of every size. Even when a project starts in one room, we look at how the whole house works.

  • Is it better to remodel or rebuild?

It depends on the house, the lot, and what you need it to do. Because we build custom homes and also remodel, we can give you a candid view of both. Sometimes the right home is the one you already own.

  • Is design-build worth it compared with hiring separately?

When a remodel is designed first and priced later, you can end up with a plan the budget can't cover. With architecture, estimating, and construction under one roof, we price the design as it develops.

  • Who designs a home addition?

We do. ZenDev Home Builders and Remodelers has architectural, estimating, and construction experience in-house, so the addition is designed as part of the house you already have.

  • Can you make an older home more energy efficient during a remodel?

Yes. When the walls are already open, it's often the right time to address an older home's insulation, air sealing, and mechanical systems, which improves comfort, efficiency, and air quality.

  • How much does a whole-home renovation cost in greater Atlanta?

It depends on the scope. Because design and pricing evolve together, you see what your choices cost while the plan can still change.
