Home Remodeling for Canton Houses, Old and New
ZenDev Home Builders & Remodelers prices your Canton remodel while our architect designs it, so cost guides the plan from the first sketch, whether your house dates to the 1920s or the 2000s.

You love where you live. Let's make your Canton house work for the way you live now.
ZenDev Remodeling is the right choice for Canton.
Canton's housing is younger than its downtown suggests. The Census Bureau puts the median year built at 2005. About four in ten of today's homes went up between 2000 and 2009, the decade the city's population nearly tripled. That makes the typical Canton house about 20 years old, the age when original kitchens, baths and heating and cooling equipment often come due together.
The mill era left a different kind of house. About 100 cottages went up for Canton Cotton Mills workers from 1900 to 1910, with roughly 150 more finished or underway near the second mill by 1924. The early ones are one-story frame houses on small lots, including duplexes where two families sometimes shared one bathroom.
That range shapes the work. In a mill cottage, the job might be a second bath or a modest addition that suits the house. In a 2000s house, it's more often the kitchen, the primary bath and tired mechanical systems. Either way, you get to change the house instead of the address.

Even when a project starts in one room, we look at how the whole house works.
A garden tub nobody has filled in years. One bathroom for the whole family. A kitchen where two people can't cook at once. If that sounds like your house, you're not asking too much of it. It was laid out around somebody else's routine.
Plans that are designed first and priced later tend to end up in a drawer, because the number shows up after you've fallen for the drawings. Home remodeling in Canton can give you that second bathroom, a kitchen with room for two cooks and rooms that fit the way you live now, without giving up the house or the street you picked.
Tell us what bothers you most. We'll work up the design and the price at the same time. When you're ready, the same team that drew it up builds it.

What to Know before you Remodel
For a Canton home
For Canton homeowners, we take on bathroom remodels, from a single hall bath to a new primary suite, plus kitchen remodels, whole-home renovations, exterior updates and additions.
In a house from the 2000s, a remodel is a good moment to add insulation, tighten up air leaks and replace aging mechanical equipment. In an older cottage, we can plan a bath or a room that fits the scale of the original house.
If you can dream it, we can build it. Whether it's one room or the whole house, we're glad to talk it through.
Remodel or Rebuild?
ZenDev Home Builders & Remodelers builds new custom homes and remodels existing ones, keeps architecture, estimating and construction under one roof, and holds Georgia general contractor license GCCO009857.
In Canton, the remodel-or-rebuild question can come up at either end of the age range. A small cottage on a narrow lot may be worth adding onto, or replacing where the rules allow. A newer house is more often a case for updating than for starting over.
We can design and price both a remodel and building a custom home in Canton, so you compare real options before you choose. In the city's Historic District, demolition also goes before the Historic Preservation Commission, so that conversation belongs at the start.
Permitting Requirements
Before design gets far, we confirm whether your address answers to the City of Canton, another city or Cherokee County, and which reviews apply, so approvals are planned, not discovered. A Canton mailing address doesn't settle it. Census mapping shows most of the land in both the 30114 and 30115 ZIP codes is in unincorporated Cherokee County, and part of 30115 is in the city of Holly Springs.
Inside Canton city limits, the Building & Safety Services Department issues permits through the city's online LAMA portal. The city requires one for remodels, additions of any size and any repair that opens a wall, floor or ceiling. Paint, tile, cabinets and countertops don't need one.
In unincorporated Cherokee County, the Development Service Center permits kitchen and bath renovations, additions and basement finishes. If the house is on septic, the county asks you to apply with the Office of Environmental Health first.
Canton expanded its Historic District, and since January 2025, homes in it need the Historic Preservation Commission's certificate of appropriateness for exterior changes such as additions. The building permit waits on that approval. Painting non-masonry siding and routine maintenance aren't reviewed.

When a remodel is designed first and priced later, you find out too late that the budget doesn't work.
ZenDev Home Builders & Remodelers is a licensed general contractor and homebuilder with architecture, estimating, and construction under one roof. Design and pricing evolve together from the first meeting, so cost shapes the design from the start.

Remodeling Questions Our Clients Ask
Do you take on small remodeling jobs or handyman work?
We're glad to talk through remodeling projects of every size. Even when a project starts in one room, we look at how the whole house works.
Is it better to remodel or rebuild?
It depends on the house, the lot, and what you need it to do. Because we build custom homes and also remodel, we can give you a candid view of both. Sometimes the right home is the one you already own.
Is design-build worth it compared with hiring separately?
When a remodel is designed first and priced later, you can end up with a plan the budget can't cover. With architecture, estimating, and construction under one roof, we price the design as it develops.
Who designs a home addition?
We do. ZenDev Home Builders and Remodelers has architectural, estimating, and construction experience in-house, so the addition is designed as part of the house you already have.
Can you make an older home more energy efficient during a remodel?
Yes. When the walls are already open, it's often the right time to address an older home's insulation, air sealing, and mechanical systems, which improves comfort, efficiency, and air quality.
How much does a whole-home renovation cost in greater Atlanta?
It depends on the scope. Because design and pricing evolve together, you see what your choices cost while the plan can still change.
