You love where you live. Let's make your Atlanta house work for the way you live now.

ZenDev Remodeling is the right choice for Atlanta.

Atlanta's housing spans more than a century. By Census estimates, the city's median home was built in 1989. Still, a quarter of its homes predate 1960, and more than one in ten predates 1940.

Only about a third of the city's homes are stand-alone single-family houses. A similar share are in buildings with 50 or more units. Slightly more than half of households rent. In an older detached house, a remodel usually means working with the original framing, plumbing and wiring. It also means working around the trees.

Even when a project starts in one room, we look at how the whole house works.

A clawfoot tub in a bath with no shower worth the name. A galley kitchen behind a wall you'd love to open. Outlets that can't keep up with a modern counter. Living in town was the right call. The house is simply older than the way you live.

In-town projects slip when the design is done, the price comes in late and permit review starts from scratch. A bathroom remodel in Atlanta can give you a real shower and an open kitchen. You keep the porch and the block you picked.

Tell us the room. We design it and price it together, with permits built into the plan. After that, we build it.

Remodeling and Renovation Services

If you can dream it, we can build it.

Whether it's one room or the whole house, we're glad to talk it through. Here's where most of our remodeling conversations start.

Whole-Home Renovations

Renovate most or all of the house as one project, with design and pricing worked out together.

Home Additions

Add the space your family needs, designed as part of the house you already have.

Interior and Exterior Renovations

Rework floor plans, rebuild large parts of the interior, and improve how the outside of the home looks and holds up. That includes bathroom remodels, from a refreshed hall bath to a full primary suite.

Kitchen and Living-Area Reconfigurations

Open up or rework the rooms where your family cooks, eats, and gathers.

Performance Upgrades

Better comfort, efficiency, and air quality through insulation, air sealing, and mechanical upgrades.

Remodel or Build New?

We build custom homes too, so we can give you a candid view of which one makes more sense for you.

What to Know before you Remodel

For a Atlanta home

For a bathroom remodel in an older Atlanta house, we can add a proper shower and move fixtures. We can also bring plumbing and wiring up to current code. Kitchen remodels often open a wall between kitchen and living space.

We handle additions, exterior work and renovations of the whole house as well. Whether it's one room or the whole house, we're glad to talk it through.

In a drafty older house, air sealing can go into the same plan. If you can dream it, we can build it.

Remodel or Rebuild?

ZenDev Home Builders & Remodelers holds a Georgia general contractor license for both remodels and new homes. That lets us price keeping your Atlanta house against replacing it.

In landmark and historic districts, exterior work falls under the city's historic preservation rules. That can tip the decision toward careful renovation.

Because we're also a custom home builder in Atlanta, you see both options from one team.

Permitting Requirements

City of Atlanta permits have more moving parts, so we map them before design is final. The Department of City Planning's Office of Buildings takes residential applications online, with architectural, structural and site plans. Additions and alterations under 1,500 square feet have their own permit line.

Since June 25, 2025, projects that may affect trees need an arborist meeting first. That meeting is with the Office of Buildings, before an application is filed. Some small jobs are exempt, such as repairs under $10,000 or replacing cabinets and flooring. Those exemptions don't cover exterior work on properties under the city's historic preservation rules, where only repairs under $2,500 skip review.

When a remodel is designed first and priced later, you find out too late that the budget doesn't work.

ZenDev Home Builders & Remodelers is a licensed general contractor and homebuilder with architecture, estimating, and construction under one roof. Design and pricing evolve together from the first meeting, so cost shapes the design from the start.

It's the same discipline we use on every custom home we build.

Remodeling Questions Our Clients Ask

  • Do you take on small remodeling jobs or handyman work?

We're glad to talk through remodeling projects of every size. Even when a project starts in one room, we look at how the whole house works.

  • Is it better to remodel or rebuild?

It depends on the house, the lot, and what you need it to do. Because we build custom homes and also remodel, we can give you a candid view of both. Sometimes the right home is the one you already own.

  • Is design-build worth it compared with hiring separately?

When a remodel is designed first and priced later, you can end up with a plan the budget can't cover. With architecture, estimating, and construction under one roof, we price the design as it develops.

  • Who designs a home addition?

We do. ZenDev Home Builders and Remodelers has architectural, estimating, and construction experience in-house, so the addition is designed as part of the house you already have.

  • Can you make an older home more energy efficient during a remodel?

Yes. When the walls are already open, it's often the right time to address an older home's insulation, air sealing, and mechanical systems, which improves comfort, efficiency, and air quality.

  • How much does a whole-home renovation cost in greater Atlanta?

It depends on the scope. Because design and pricing evolve together, you see what your choices cost while the plan can still change.
