You love where you live. Let's make your Alpharetta house work for the way you live now.

ZenDev Remodeling is the right choice for Alpharetta.

Alpharetta more than quadrupled between 1990 and 2010, and about three of every four homes here were built between 1980 and 2009. Windward, which Mobil Land Development began building in the 1980s, is one example: 44 neighborhoods of single-family homes around a 200-acre lake.

Those homes sit on good lots in established neighborhoods, but many still have the floor plans of their era: closed-off kitchens, formal living and dining rooms that rarely get used, and bonus rooms that were never quite finished.

With a median year built of 1996, the typical Alpharetta home is now about 30 years old, so HVAC and attic insulation are often due for attention, too. If you're already opening walls to change the layout, it's a good time to improve comfort, air quality and energy use, so the remodel fixes how the house feels as well as how it looks.

For a lot of Alpharetta families, remodeling can make more sense than moving. You keep the school zone, the commute and the neighbors you like, and you get a house planned around how you live now. You stop working around your house and start living in it.

Even when a project starts in one room, we look at how the whole house works.

If you've spent years working around the same rooms, you're not being picky. The house was built for a different way of living.

Many Alpharetta home remodels start with the same wish list: a kitchen that opens to the family room, a formal room that finally earns its square footage, a real home office, or space for a parent or a growing family. When a remodel is designed first and priced later, it's easy to fall in love with a plan the budget can't cover.

Tell us what isn't working. We'll design and price it together. Then one team builds it.

Remodeling and Renovation Services

If you can dream it, we can build it.

Whether it's one room or the whole house, we're glad to talk it through. Here's where most of our remodeling conversations start.

Whole-Home Renovations

Renovate most or all of the house as one project, with design and pricing worked out together.

Home Additions

Add the space your family needs, designed as part of the house you already have.

Interior and Exterior Renovations

Rework floor plans, rebuild large parts of the interior, and improve how the outside of the home looks and holds up. That includes bathroom remodels, from a refreshed hall bath to a full primary suite.

Kitchen and Living-Area Reconfigurations

Open up or rework the rooms where your family cooks, eats, and gathers.

Performance Upgrades

Better comfort, efficiency, and air quality through insulation, air sealing, and mechanical upgrades.

Remodel or Build New?

We build custom homes too, so we can give you a candid view of which one makes more sense for you.

What to Know before you Remodel

For a Alpharetta home

In Alpharetta, we take on kitchen remodels that open up to the living areas, primary bath updates, whole-home renovations of 1980s to 2000s houses, and additions for a primary suite, office or guest space on lots with room to grow.

It's also a good time for insulation, air sealing and mechanical upgrades, since they're easiest to do while the walls are open.

Whether it's one room or the whole house, we're glad to talk it through. If you can dream it, we can build it.

Remodel or Rebuild?

ZenDev Home Builders & Remodelers is a licensed general contractor (license GCCO009857) and custom homebuilder, with architecture, estimating and construction under one roof.

On some Alpharetta lots, the location may be worth more than the house on it, and people ask us whether to remodel or tear down and build new. Because we do both, we can price each path honestly. Often a well-planned remodel or addition is the better answer.

Sometimes building new makes more sense, and that's work we also do as custom home builders in Alpharetta. Either way, you can compare both paths before you choose.

Permitting Requirements

An Alpharetta mailing address doesn't always mean the City of Alpharetta. The 30004, 30005, 30009 and 30022 ZIP codes also cover parts of Milton, Johns Creek and Roswell, plus unincorporated Forsyth and Cherokee counties, so depending on where you live, your permit may come from a different city or county.

Inside city limits, the City of Alpharetta requires building permits for additions, interior remodels and basement finishes, and plans are submitted and reviewed through its online Permitting Portal before work begins. The city also notes that most Alpharetta subdivisions have covenants, and it encourages homeowners to get written HOA approval before a renovation or addition. If your home is a designated historic property or sits in a historic district, exterior changes may need approval through the city's Historic Preservation Commission, typically a certificate of appropriateness. We sort out which rules apply to your home early, so approvals are part of the schedule instead of a delay.

When a remodel is designed first and priced later, you find out too late that the budget doesn't work.

ZenDev Home Builders & Remodelers is a licensed general contractor and homebuilder with architecture, estimating, and construction under one roof. Design and pricing evolve together from the first meeting, so cost shapes the design from the start.

It's the same discipline we use on every custom home we build.

Remodeling Questions Our Clients Ask

  • Do you take on small remodeling jobs or handyman work?

We're glad to talk through remodeling projects of every size. Even when a project starts in one room, we look at how the whole house works.

  • Is it better to remodel or rebuild?

It depends on the house, the lot, and what you need it to do. Because we build custom homes and also remodel, we can give you a candid view of both. Sometimes the right home is the one you already own.

  • Is design-build worth it compared with hiring separately?

When a remodel is designed first and priced later, you can end up with a plan the budget can't cover. With architecture, estimating, and construction under one roof, we price the design as it develops.

  • Who designs a home addition?

We do. ZenDev Home Builders and Remodelers has architectural, estimating, and construction experience in-house, so the addition is designed as part of the house you already have.

  • Can you make an older home more energy efficient during a remodel?

Yes. When the walls are already open, it's often the right time to address an older home's insulation, air sealing, and mechanical systems, which improves comfort, efficiency, and air quality.

  • How much does a whole-home renovation cost in greater Atlanta?

It depends on the scope. Because design and pricing evolve together, you see what your choices cost while the plan can still change.
